Why do LED lights flicker?

A failing LED driver: the most common cause in LED downlights and panels. Replacing just the driver can cost less than a new fitting, especially for higher-end lights.
A dimmer that isn't compatible with LEDs, or an LED that isn't dimmable.
A loose connection at the light, the switch or a terminal block.
Glowing or flickering when switched off: a small current is reaching the LED, often through a smart or illuminated switch, or a switch wired on the neutral instead of the live.
Several lights flickering at once: a circuit problem that needs diagnosis.

Lighting in HDB flats, condos and landed homes

HDB flats: lights are fixed to the concrete ceiling or to a false ceiling added during renovation. Heavy pendants and chandeliers are fixed to the concrete slab, not to the false ceiling board.
Condos: downlights in false ceilings are common, and replacements must fit the existing cut-out size.
Landed homes: high ceilings and stairwells may need special access, which is quoted separately.

Installing light fittings, adding light points and rewiring are electrical installation work, which Singapore's regulations require a licensed electrical worker (LEW) to carry out. HDB advises replacing a flat's wiring when its lifespan is over, and estimates that PVC cable lasts about 25 years.

Common problems

Light flickers or flashes: a failing LED driver, a loose connection or an incompatible dimmer. Light glows faintly when switched off: a small current reaching the LED through the switch or wiring. Light doesn't come on with a new bulb: a failed driver, a faulty switch or a loose connection. Downlight stopped working: usually the LED driver or the LED module. What the work covers
