Why do sinks and basins leak?

The bottle trap is the common wash trap under HDB sinks and basins. It holds water to block sewer smells and catches debris, so it is also where most leaks and chokes start: its seals wear, and it can loosen when it is unscrewed for cleaning. The waste, the outlet fitting in the sink or basin itself, has a seal that hardens over time. Water seeping around the edge of a basin usually means the silicone seal has failed.

Do you need a licensed plumber to replace a basin?

No. PUB lists installing, replacing or removing any washbasin or sink, including the bottle trap below it, as simple plumbing work that a handyman without a licence may do. Moving or extending the water supply pipes to a new position is regulated work for a PUB-licensed plumber, so plan the pipework with one if you are relocating a sink during renovation.

Sinks and basins in HDB flats, condos and landed homes

  • HDB flats: basins are usually wall-hung or set into a vanity, with a bottle trap and flexible hoses below. Kitchen sinks are typically stainless steel, set into the countertop.
  • Condos: undermount sinks and countertop basins are common. An undermount sink is bonded under a stone countertop, so replacing one needs more care.
  • Landed homes: older homes may have pedestal basins and older pipes, and matching new fittings to old pipes can need adaptors.

Common problems

Water dripping under the sink or basin: a loose or worn bottle trap, a waste seal that has hardened, or a leaking hose. Water seeping around the basin edge: the silicone between the basin and the wall or countertop has failed. Bad smell from the sink: a dirty or dried-out bottle trap. Basin is loose or tilting: the wall brackets or fixings have loosened. Cracked or chipped basin: replacement is the lasting fix, because cracks spread. Slow draining: a partial choke in the bottle trap or waste (see Choke Clearing). Kitchen sink coming away from the countertop: failed sealant or loose clips under the sink.

What the work covers

We find the leak first, then reseal or replace the trap, waste or hose that is causing it. For a basin or sink replacement, the old unit is disconnected and removed, the new one is fixed and levelled, and the waste, trap and supply hoses are connected. Edges are sealed with silicone, and the water is run to check every joint for leaks.
