HDB Door Closer: How to Adjust It (and Why You Can't Remove It)

By SG QuickFixLast updated 7 min read

Quick answer

To adjust an HDB door closer, turn the valve screws on the closer body 1/8 of a turn at a time: valve 1 sets the closing speed, valve 2 the final latch. On most closers, clockwise slows the door. If your main door is fire-rated, HDB says the closer must not be removed. SG QuickFix adjusts closers from $60.

How do I adjust the door closer on my HDB main door?

Adjust it with the small valve screws on the closer body, turning each 1/8 of a turn and testing after every change. HDB's gate and door care guide gives the same first fix for a door that closes too fast or can't shut on its own: turn the speed-adjusting valves.

Most HDB main doors carry a surface-mounted overhead hydraulic closer. It is a metal box at the top of the door, linked to the frame by a scissor arm or slide arm, with the valves on its end or side. If the door still misbehaves after adjusting, SG QuickFix's door repair service covers closer adjustment and replacement.

You need:

  • a stable step ladder
  • a small flat screwdriver or hex (Allen) key, to suit the valve
  • a phone torch to read the stamped valve numbers
  1. Open the door fully and watch one close, noting whether the whole swing or only the last hand-width is wrong.
  2. Remove the closer cover, if there is one, and find the valves marked 1 and 2, or S and L.
  3. Turn the valve you need 1/8 of a turn: on most closers, clockwise slows the door and anticlockwise speeds it up.
  4. Open the door fully again and let it close on its own.
  5. Repeat in 1/8 steps until it closes smoothly and clicks shut, never turning more than 1/4 at once.
  6. Refit the cover and test 3 or 4 times, including a gentle push from half open.

Which screw stops the door slamming, and which makes it latch?

Valve 1 controls the main closing speed; valve 2 controls the last few degrees, where the latch clicks in. Slamming means one of them is too open; a door that won't latch usually needs valve 2 opened slightly.

What each door closer valve does
ValveControlsTurn it when
1 (S, sweep)Speed from fully open to about 15°The door swings shut too fast, or crawls
2 (L, latch)Speed over the last 15° or soThe door bangs at the end, or stops short of the click
BC (backcheck, on some closers)Cushions the door when it's flung openThe door hits the wall or gate when opened hard

To stop slamming, slow valve 1 first if the whole swing is fast, then slow valve 2 if only the end bangs. To make the door latch, speed up valve 2 by 1/8 turn, not valve 1, which only makes the door slam into the latch. A common guide is a close of roughly 5 to 7 seconds from 90° (door at right angles to the frame), ending in a firm click.

The valves change speed, not spring tension or strength. If the door moves at the right speed but can't pull itself shut against the latch or a draught, the closer is too weak. Many closers sold for HDB doors are fixed-size, so the fix is a stronger closer; adjustable ones change power with a spring nut or by moving the arm shoe. Fire doors generally need EN 1154 size 3 or above, so leave a power change to a technician.

What if adjusting the valves doesn't fix it?

If adjusting doesn't help, either the closer's seals have failed (it leaks oil) or the fault is elsewhere: the hinges, screws, latch or arm. Check these in order:

  • Oil on the closer, door or floor. HDB advises replacing the closer if fluid is leaking from it and the door cannot shut on its own. Closers can't be refilled once the seals fail.
  • A sagging door. HDB traces a door that is hard to open or close to loose hinge screws, especially on the top hinge. The fix for a door scraping the floor or sagging is covered separately.
  • Loose closer or arm screws. HDB's tip is to tighten the door closer's screws. Screws spinning in stripped frame holes need the holes repaired first.
  • The latch or strike plate. A door that reaches the frame but bounces off has a sticking latch or misaligned strike plate, not a closer fault.
  • The arm angle. With the door closed, the arm should sit close to square to the door. A wrong angle weakens latching.

Mistakes to avoid

  • Turning a valve several full turns, or taking it out
  • Disconnecting the arm
  • Wedging the door or fitting a hold-open stopper
  • Buying an under-powered or unlabelled closer
  • Adjusting the valves when the hinge or latch is at fault

Why can't you remove the door closer on an HDB main door?

HDB says every fire-rated entrance door has a closer that must not be removed, because it keeps the door shut during a fire. That holds a fire inside the flat, away from the corridor neighbours escape through.

The Singapore Civil Defence Force (SCDF) Fire Code clause 3.9 sets the same rule for fire doors. Each needs an automatic self-closing device that shuts the door from any angle, and a faulty device must be repaired immediately. On a two-leaf entrance door, only the leaf normally bolted shut may go without one. A fire door on an escape route may be held open only by an electromagnetic or electromechanical holder triggered by a smoke detector or the building alarm. Mechanical stoppers, hold-open slide arms and wedges are not among the permitted methods, even though shops sell them for HDB doors.

How much does door closer repair cost in Singapore?

SG QuickFix adjusts a door closer from $60 and replaces one from $80, plus the closer itself.

The price goes up when a certified closer must be sourced, the frame screw holes are stripped, or the door needs rehanging. Each job is priced separately. The full handyman price list for Singapore covers other door jobs, and HDB bedroom door replacement is covered separately.

Door closer: DIY or call a professional?
Safe to DIY if…Call a professional if…
The closer is dry and the door slams or won't latchOil is leaking from the closer, or there are oily marks under it
You turn the valves 1/8 at a time from a stable ladderA valve has been over-turned and the speed no longer changes
The closer or arm screws are loose but still gripThe screws spin in stripped holes or the bracket has pulled away
You tighten loose hinge screws on a door that has dropped slightlyThe closer needs a higher power size or a certified replacement
You only need to adjust the valves or tighten screwsYou want the closer removed or a hold-open fitted: don't, because on a fire-rated door the Fire Code doesn't allow it
The whole door needs replacing: on the fire escape route, that needs an HDB permit, a half-hour fire-rated door and a Home Fire Alarm Device in the flat
